Builders are starting next summer’s lake homes today

With Memorial Day only two weeks behind us, it may come across as a bit odd to be thinking about next year already. But if you are thinking about building a lake home for next summer, you better hurry because time may be running short!

We are asked all the time, “How long does it take to build a lake home?” The answer is, “That depends.” That is because lots of things need to happen before the yellow equipment arrives, much less before you move in. First, you need the land, then plans, builder, price, permits, funding, approval, décor, seawall, pier and many other aspects of home building.

We have seen this process take more than months—it can take years! Fortunately, we, along with our designers and builders, have learned how to streamline the process.

It starts with the end in mind

If you have a clear picture of how you want to use your lake place (full-time/part-time, west view/east view, stairs/no stairs, how many users, etc.) and a reasonable budget, we can help you focus on the single most important decision—the land. We may develop 20-30 waterfront lots at a time, but not every lot suits every user.

We try to work with potential owners to sort through the available properties to find the property that will best fit the end use. We have already looked at house location, pier placement, water depth, driveway access and a host of other topics for each property to help in the consideration/decision process.

In many cases, we have already worked with designers and builders to pre-select homes for each property. We have learned that if we can help people see each property with its full potential, then we can literally take months off the overall process.

Quarterbacking the process

Frequently, choosing designers, builders, bankers, decorators, appraisers and the full cast of characters can prove to be a daunting task in building a lake home. That can prove especially difficult when building at a distance on unfamiliar turf. We understand the people and the process, so we are able to orchestrate the team effort.

We call that orchestration quarterbacking the process. We know where we are in any process and what player to call into action. If we need a design, we call an architect. If we need a color, we call a decorator. Or if we need a price or a building question, we call—you got it—a builder.

So how long does it take?
