Ridge sales growth outpaces market

Sales of waterfront real estate on Lake Martin over the last 12 months have been pretty brisk. The total dollar volume, according to Lake Martin Area Association of Realtors MLS, has increased by 11.1% to $200,403,455 (total increase of $19,884,628), and the total number of transactions has increased by 6.3% to 421 transactions. Those are pretty impressive numbers.

One might expect a similar increase in The Ridge, but the increase was actually greater—much greater than that of the lake-wide market. Overall sales volume in The Ridge has increased by 61.5% for the 12 months ending in August. The total number of transactions has increased by 53.8%. Each category of property available in The Ridge has enjoyed an increase with single-family homes enjoying the largest growth with an increase of 65.9% in gross dollar volume.

Impact on Overall Market is huge

On a year-over-year comparison, The Ridge was the primary driver of the lake-wide sales increase. Overall dollar volume in The Ridge grew by $14,127,179 which was 71% of the lake-wide growth in sales. Last year, The Ridge share of sales was 14.18% of the gross dollar volume. This year, The Ridge’s share has grown to 19.52% of the total market. That is nearly one of every five dollars invested in lakefront property!
